P3 Logistic Parks aimed to develop a modern warehouse in Katowice, Poland, that would meet the highest standards of sustainability while catering to tenants who needed proximity to the city center. The challenge was to design and construct a facility that not only fulfilled the operational needs of its tenants but also minimized environmental impact. Achieving the prestigious BREEAM “Outstanding” certification required implementing a wide range of innovative ecological solutions, addressing issues such as energy efficiency, waste management, and the revitalization of the surrounding area.
To meet these challenges, P3 Logistic Parks implemented a comprehensive approach to sustainability at P3 Katowice City Park. The warehouse, covering approximately 23,000 m², was equipped with a range of eco-friendly features. These included insulation panels, infrastructure ready for photovoltaic solar panels, energy-efficient LED lighting with an automatic DALI control system, and water-saving fixtures with presence sensors in bathrooms. The building was also designed with bicycle shelters and electric vehicle charging stations to promote sustainable transportation. Additionally, P3 revitalized the surrounding 4.7-hectare site by planting nearly 300 trees, enhancing greenery, demolishing deteriorated buildings, and cleaning up polluted soil.
P3 Katowice City Park successfully achieved the BREEAM “Outstanding” certification, marking it as one of the most sustainable industrial properties in Poland. This certification reflects the project's success in reducing greenhouse gas emissions, optimizing resource use, and minimizing environmental impact. The development not only met the needs of tenants but also contributed to the local economy by creating employment opportunities and supporting logistics growth in the region.
