Barcelona, 15 January 2025 - P3, a European real estate investor, manager and developer, has purchased an 83,000 m² plot in Rajadell (Barcelona) to build a large logistics park of 50,000 m². The turnkey project will consist of two category "A" warehouses for one or two tenants and will be located in a strategic area for Catalan logistics.
The complex will consist of two twin warehouses with a warehouse of 24,283 m² and offices of 928 m², for a total surface area of 50,423 m².. Each of the warehouses will have 25 loading bays, a clear height of 11.7 metres and a loading capacity of 7t/m². In addition, the assets will be prepared for High Risk 8, which directly affects the fire load and the type of product that can be stored.
As with all new P3 developments, the logistics park will aspire to achieve BREEAM Excellent certification or higher, making it and its surroundings sustainable and energy efficient. To this end, the asset will include LED lighting, solar panels, efficient transformers, battery storage areas, green walls and biodiversity. In addition, the buildings will incorporate heat pumps, capable of maintaining the temperature and humidity of all areas to ensure the best standards of comfort, wellbeing and efficiency.
Construction work on this asset is scheduled to commence during 2025 and be completed one year later. The development works will start in the coming weeks.

Real estate consultants Colliers and Invertica Irels will be the entities in charge of the commercialisation.
"This new logistics development is located in a strategic enclave with excellent connections to the metropolitan area of Barcelona via the C-16 and to the rest of Catalonia and the French border, with access to the C-25 just a short distance away. This allows distribution to practically the whole region in less than 1h30", says Oriol Gual, National Director of I&L Colliers.
François Xavier Lancel and Germán Sanza de Gracia, partners of Invertica Irels, emphasise that "in a context where the availability rate is around 5%, with this new logistics project P3 will respond to the unsatisfied demand for large, sustainable and state-of-the-art warehouses".
Manresa, a strategic area for Catalan distribution
P3 Manresa will be located in Rajadell, next to Manresa, in Catalonia, one of the economic and industrial regions with the greatest potential in Spain. It is also located in the heart of the Mediterranean Corridor and 70 km and 80 km from Barcelona and Josep Tarradellas Barcelona-El Prat Airport and Port of Barcelona, respectively.
With frontage on the C-25 and on Barcelona's third logistics ring, the asset has a high degree of accessibility, as well as regional distribution capacity in Catalonia, Spain and the south of France.

P3, the fifth largest owner of logistics land in Spain
As an investor, manager and developer of logistics assets, P3 has announced several projects in the last year. In Catalonia, a 33,000 m² warehouse, whose construction is already completed, and another 113,000 m² property, equivalent to 15 football fields, in Reus (Tarragona). In the Basque Country, a modular logistics platform of up to 43,027 m² in Zigoitia.
