P3 chooses Abrera (Barcelona) for its first logistics asset transformation project in Spain

Barcelona, 24th April 2025. - P3, a European real estate investor, manager and developer, today presented the refurbishment and integral reform plan for P3 Abrera, located in the Baix Llobregat region (Catalonia). This project, which will be the first of its kind to be developed by the company in Spain, will transform an obsolete warehouse into a modern 21,207m2 logistics centre that is energy sustainable and aligned with the new needs of operators.

P3 Abrera will become a Grade "A" warehouse, located on a 45,181m2 plot, with a 20,308m2 warehouse and 899m2 of offices. The asset is totally diaphanous, as it has only one row of intermediate pillars, providing large spans and allowing for flexible operations. In addition, the building will have a clear height of 11 metres, a 33.5 m deep manoeuvring yard, 17 loading bays and 14 level access doors.

Like all new P3 developments, the logistics park aims to achieve BREEAM Excellent certification, making it and its surroundings a sustainable and energy-efficient space. To achieve this, the warehouse will have a renewable energy capacity of 99kWp, avoiding the emission of up to 30 tonnes of CO2 per year. It will also incorporate solar panels, LED lighting, electric chargers, installation of air conditioning systems, green walls and biodiversity.

In addition, the warehouse will have B energy certification and WELL Ready accreditation (ready for WELL Gold), which guarantees the best standards of comfort and well-being in the warehouse. Finally, P3 Abrera will be prepared for High Fire Risk type 8, which directly affects the fire load and the type of product that can be stored.

The refurbishment work on this asset is scheduled to begin over the next few weeks and will be completed just a few months later, in October 2025. In addition, the real estate consultants Forcadell and BNP Paribas Real Estate will be in charge of the commercialisation, and P3 has been advised by PGI Engineering for the development of the engineering, while the construction company CBC España will carry out the development of the works. P3 acknowledges that it has already received expressions of interest from companies interested in the project once completed for immediate leasing.

This asset is located just 30 km from the Catalan capital, in the first logistics ring of Barcelona, an area with high strategic value, with direct connection to the A-2 and AP-7 and close to the Josep Tarradellas Barcelona-El Prat Airport and the Port of Barcelona. It also has quick access to the recently inaugurated section of the B-40, which connects Abrera with Terrassa, linking the Llobregat and Vallés axes.

Abrera (Baix Llobregat) is located at one of the most important industrial and logistical crossroads on the Iberian Peninsula, with distribution capacity in Catalonia, Spain and the south of France. Furthermore, this warehouse is located in a stressed market, conditioned by a shortage of supply and with availability levels of less than 2.5%.

P3, the fifth largest owner of logistics land inSpain
