Paris, March 11th, 2024: New logistics platform in Rouen is a turnkey project developed by P3 with La Poste Immobilier, the real estate subsidiary of Groupe La Poste, which positions the new logistics platform at the forefront of clean energy adoption in France and Europe. Constructed by general contractor GSE, it is the first project delivered by P3 in France, and stands out for its high-quality services, and low-carbon energy system utilizing geothermal technology.
P3, a long-term investor, owner, developer, and asset manager of high-quality logistics properties in Europe, has delivered a cutting-edge, new 19,000 m² platform to La Poste Immobilier on a 12-hectare site in Grand-Couronne, in the suburbs of Rouen, northern France. The facility enables Groupe La Poste to process approximately 19,000 parcels per hour, supporting the growth of Groupe La Poste's parcel business and the booming e-commerce sector.
This delivery is the culmination of a lengthy process that began in 2019 with discussions between P3 France and Haropa Port, the site's owner.
Next-generation Decarbonized Logistics
The result of a successful collaboration between P3, GSE, and La Poste Immobilier, the new Rouen platform is situated on a former industrial wasteland owned by Haropa Port, and redeveloped by P3. The building boasts a high level of amenities and has achieved a BREEAM “Excellent” certification for sustainability.
For this project, P3 enlisted the services of Accenta, an energy efficiency specialist, to ensure the lowest-possible carbon emissions. The asset features a geothermal heating system covering nearly 80% of the building's heating requirements, with the remainder supplied by aerothermal heat pumps, which eliminates the need for gas, significantly reduces the building's carbon emissions, and optimizes consumption costs.
"For this project, we had to be innovative because our goal was to minimize the building's environmental impact as much as possible. The planning process was long and meticulous, in close collaboration with La Poste Immobilier. The building is unique and innovative also in terms of industrial product because it integrates two activities: a regional and national parcel sorting operation and a delivery service covering a large part of the Rouen Normandy metropolis," comments Camille Gehin, Director of Development and Major Projects at La Poste Immobilier.
