P3 to deliver 38,000 m2 warehouse development in Lelystad

Amsterdam | 17th February 2025 – P3 Logistic Parks, a leading investor, developer, and owner of European logistic properties, is expanding its Dutch portfolio with the acquisition and development of an asset located on prime business park ‘Oostervaart’ in Lelystad, the Netherlands. The warehouse, ‘P3 Lelystad’ is expected to be delivered in the third quarter of 2025.

In line with its growth strategy, P3 Logistic Parks has signed another forward-funding deal to acquire a development asset at a prime location in the Netherlands. The asset is located on business park Oostervaart in Lelystad and well connected to the cities of Almere, Zwolle, Amsterdam and Utrecht. It is close to the junction with the A6 and N307 highway and has a strategic and central location in the center of the Netherlands, with all major cities in the Randstad within a 1,5 hour drive.

Due to its strategic location, the state-of-the-art distribution center will be suited for any typical third-party logistics (3PL) tenant: international freight forwarders and more domestic 3PL companies. P3 Lelystad will consist of a total gross leasable area of more then 38,000 m2, including 34,882 m2 warehouse space, 1,061 m2 office space and 2,335 m2 mezzanine. It has a BREAAM Excellent certification. The warehouse will be able to hold 50 kN/sqm and offer 12,2 m clear height and 32 dock doors. It is dividable into two units making it possible for single or multi-tenant usage.

In this transaction CBRE represented the seller, while Colliers acted as P3’s broker.

Including this newly acquired site, P3 currently owns and manages twelve logistics sites across the Benelux, rented out to clients such as Lidl, Fresh Solutions Netherlands B.V., Jumbo, Yamato, UPS, Karl Rapp and Cargotech.
