P3, a pan-European property investor, developer and owner of logistics real estate, has today placed the last pillar of the logistics platform it is building in Sant Fruitós (Barcelona), as well as hanging a commemorative plaque. The event was attended by Joan Carles Batanés, Mayor of Sant Fruitós; Carme Cruz, Deputy Mayor and Councillor for Economic Services and Economic Promotion of the Sant Fruitós Town Council; Francisco Aranda, President of UNO Logística; Gregorio de Leon, Commercial Director of Eigo; Gloria Valverde, National Industrial-Logistics Director at Savills; and Javier Mérida, General Manager of P3 in Spain.
The asset is located on a 66,000m2 plot and will have a total surface area of 33,000m2. Specifically, the building will have a 32,000m2 warehouse and 1,250m2 of office space. The warehouse will have a clear height of 11.5 m, LED lighting and a photovoltaic installation with a power of 310 KW.
Construction work on this asset, commissioned to the developer Eigo, began at the beginning of the year and is expected to be completed in early 2025. In addition, Savills España, a leading real estate consultancy specialising in real estate, will be the marketing agent and will be in charge of the tenant search.
Joan Carles Batanés, mayor of Sant Fruitós, stressed that "the municipality is located in a strategic point for Catalan logistics". He also highlighted "the attractiveness of Sant Fruitós, which is creating a major business project, while contributing to the reindustrialisation of Catalonia".
Javier Mérida, general manager of P3 in Spain, explained that "the construction of P3 Sant Fruitós not only represents a significant investment in infrastructure, but also a boost in the economic development of the region, in job creation and in attracting additional investment. We want to work closely with the City Council and stakeholders to ensure that our project has a positive and lasting impact.
For her part, Gloria Valverde, National Industrial-Logistics Director at Savills, praised the design of the warehouse, which guarantees maximum efficiency and functionality. "P3 Sant Fruitós is an opportunity for tenants looking for an XL warehouse, while ensuring a smooth and uncongested flow of operations. It has been designed with the most current technical requirements of the sector in mind, adapted to ESG criteria and with the aim of obtaining BREEAM EXCELLENT certification", he explained.
Finally, Francisco Aranda, president of UNO Logística, emphasised "the opportunities offered by the Catalan logistics market, as well as the importance of the Bages region as an automotive and textile cluster". Aranda concluded by explaining that "developments such as P3 Sant Fruitós contribute to boosting the sector, attracting operations from southern Europe to the French border and modernising the Spanish logistics park".

Located in the heart of the Mediterranean corridor and in a privileged location, Sant Fruitós de Bages will host the P3 Sant Fruitós logistics platform. The municipality is only 60 km from Barcelona and has direct connections to the C16 and C25 and proximity to roads such as the A2 and AP7.
In addition, the proximity of Sant Fruitós to the Ports of Barcelona and Tarragona and the airports of Barcelona and Reus, make the municipality a strategic logistics enclave for regional distribution in Catalonia and the south of France.
