Milan, 13 November 2024 - P3, a long-term real estate investor specialising in the development, acquisition and management of logistics centres in Europe, announces the completion of its new logistics hub in Calvenzano, Bergamo, which is fully leased to an international industry player. This centre of over 25,000 square metres is located in a strategic position, just 5 km from the exit of the A35 - Caravaggio (BreBeMi) motorway, a key junction that quickly connects Brescia, Bergamo and Milan, with the Lombard capital only 40 km away.
A strategic asset
The Calvenzano development is positioned as a strategic asset for Northern Italy, inserted in an already consolidated context where important logistics players operate. The hub will allow rapid access to the main industrial cities in the North. The warehouse, which has been nominated for the prestigious BREEAM Excellent certification, has been designed to meet the highest standards of sustainability, with a photovoltaic system, electric vehicle recharging stations, and state-of-the-art LED lighting.
A growth opportunity for the northern Italian market
Christian Motola, Head of Asset Management at P3 Italy, commented:
"This new Prime warehouse strengthens P3's presence in the East Milan area, one of the most desirable areas for the logistics sector in Italy. The project once again demonstrates P3's ability to attract international brands, thanks to an innovative vision that redefines modern logistics spaces and a concrete commitment to sustainability. In fact, every new P3 building complies with the highest environmental standards. Special thanks to Colliers and the General Contractor, Be.Co Commerciale Italia, for collaborating with us from the very beginning of this operation."
Prospects for development and growth
Faustino Musicco, Head of Logistics, Last Mile and Data Centers Italy & Co-Head Industrial & Logistics Practice Group EMEA, added:
"The BreBeMi is rapidly becoming one of Italy's most strategic logistics arteries, attracting significant international investment. By 2023, we have recorded a 12.9% increase in traffic, highlighting the growing importance of this infrastructure for the mobility and economy of Lombardy. Future logistics developments will continue to focus on sustainable solutions, such as recharging for electric vehicles, to reinforce the positive impact on the environment."
Daniele Consonni, CEO of Be.Co. Commerciale Italia, a subsidiary of Officine Mak and General Contractor for the group's construction projects, concluded: "We are extremely proud to have been involved in the development and construction of one of the most avant-garde logistics warehouses ever, which meets the highest standards of sustainability and innovation and will soon obtain BREEAM Excellent certification. We would like to thank P3 for choosing us for this project of great strategic importance for business development".
