P3 expands into the Nuremberg Metropolitan Region with the purchase of a property in Pegnitz

Frankfurt am Main | March 10, 2025 – P3, a leading developer and long-term owner of logistics properties in Europe, has announced the purchase of a property in Pegnitz, part of the Nuremberg Metropolitan Region. The purchase agreement was finalized at the end of February.

The property is a former testing ground for cranes of Tadano Faun GmbH. It offers an excellent location in the Pegnitz industrial area, and the A9 motorway is located just 2 km away. Furthermore, the Nuremberg Metropolitan Region—one of the most densely industrialized areas in Europe—is characterized by a diverse medium-sized business sector as well as global players.

The strategically favorable location and excellent transport connections make the Nuremberg region a first-class site. The Nuremberg Port Freight Centre, the largest freight centre in Southern Germany, underscores the importance of the region as a hub for various services.

The planned commercial property will be built on a plot of 63,600 m² and is expected to be completed between 2025 and 2026. The clear height of 12 m allows for optimal spatial utilization. Thanks to its modular construction, the property offers flexible spaces for a wide variety of usage concepts for both medium-sized companies and global enterprises.

Sönke Kewitz, Managing Director of P3 Germany, says: “With this project, we continue our expansion strategy in Germany. The established location in northern Bavaria, the high-performance road infrastructure, and the proximity to the A9 motorway provide optimal conditions.”

Andreas Hofmann, Managing Director and Executive Vice President R&D at Tedano Europe, says: “The former testing ground for our cranes in Pegnitz has received a new, forward-looking use through the sale to P3. We are pleased that the property is now being developed into a modern commercial property that will give the region new impetus.”

P3 is aiming for a sustainable development of the building and will take into account aspects such as renewable energies, greening, and species protection.
