P3 develops sustainable logistics center in strategic location between Cologne and Frankfurt

Frankfurt am Main | 27th of January 2025 - P3, a leading developer and long-term owner of logistics real estate in Europe, today announced the start of construction of a new, state-of-the-art warehouse with around 23,000 m² in Pfalzfeld.

The site benefits from its strategic location between the top markets of Cologne and Frankfurt, which are both just an hour's drive away. The excellent connection to the motorway network is ensured by the direct proximity to the motorway (900 meters).

The logistics center is characterized by a clear height of 12 meters, which enables optimum use of space. The floor load capacity is 7 tons per square meter (UDL) and 10 tons per shelf support, which ensures the storage of heavy goods.

Sönke Kewitz, Managing Director of P3 Germany, says: ‘With this project, we are once again focusing on future-oriented logistics development. The property's strategic location and modern facilities offer companies the ideal conditions for their logistics activities. We are delighted to contribute to strengthening the regional economy with this project.’

The project is also characterized by its sustainability aspects. The building will be heated with a heat pump that relies on renewable energies and avoids the use of fossil fuels. The green façade will also help to improve the microclimate, while a PV system on the roof will support the power supply.

In terms of species protection, a lizard habitat with artificial hiding places will also be built before construction begins, into which the wall and forest lizards living there can be carefully relocated. In addition, breeding and nesting boxes for birds, bats and dormice will be installed, which will be produced by a workshop for people with disabilities. P3 is aiming for BREEAM ‘Excellent’ certification for the building, which emphasizes its commitment to sustainability.
