P3 announces the development of a sustainable commercial property in Zörbig

Frankfurt am Main | June 27, 2024P3, a leading developer and long-term owner of logistics and commercial properties in Europe, has announced plans to construct a property of approximately 130,000 square meters in Zörbig, Saxony-Anhalt, in Germany. The acquired site is located in the Halle-Leipzig region and offers optimal national and international connectivity with its trimodal infrastructure.

The area is ideal for medium to large companies in retail, e-commerce, and light production. Construction is scheduled to begin in the summer of 2025. The total hall area will be divided into three units, which will be built in several phases.

Sönke Kewitz, Managing Director of P3 Germany, says, "The property will be built in one of the most industrialized regions in eastern Germany. The location is very well connected by the trimodal infrastructure. Both the A9 highway and public transportation are quickly and easily accessible. Additionally, Leipzig Airport is in close proximity. We would like to sincerely thank the community and Mayor Egert for their support. Matthias Egert, Mayor of Zörbig, adds, "The city of Zörbig values P3's professionalism, particularly their strong implementation capability and exemplary projects in Germany. The goal is to create a commercial site for production and services between Leipzig and Berlin, directly connected to the north-south axis of the A9 and the east-west axis of the B6 and the further A36. The excellent location is complemented by the integration of one of the core areas of future renewable energy, which includes CO2-neutral gas and green electricity supply as well as the future potential of the hydrogen backbone. PPAs with green electricity round out the portfolio for potential investors. We are excited about the joint development of the future with P3."

The property aims for a BREEAM certification at the "Excellent" level. To achieve this, various sustainable technologies and automations will be used. For example, LED lighting will contribute to energy efficiency. Water taps with motion sensors and water-saving fittings will minimize water consumption, and environmentally friendly motion detectors will provide demand-driven light in high-traffic areas. Additionally, EV charging stations will promote the use of electric vehicles, while smart meters will optimize energy consumption. Finally, the roof will be pre-equipped for a photovoltaic system to support the building's sustainable energy supply.
