P3 and Smyths Toys sign lease agreement for 32,700 square meters in Siegenburg

Frankfurt am Main | 24th September 2024 – P3, a leading developer and long-term owner of logistics properties in Europe, has leased its property in Siegenburg, Bavaria, to Smyths Toys. The leading toy retailer will use the logistics property from the beginning of September.

The property comprises around 32,700 square meters of warehouse, mezzanine, and office space. Its location between Ingolstadt and Regensburg, as well as its proximity to Munich Airport and the A93 motorway, offers a strategically advantageous location. With the lease agreement, Smyths Toys plans to expand its logistics capacities in the short term. The broker Realogis supported P3 in the leasing process.

The toy chain was founded more than 30 years ago in Ireland by the Smyth family and today holds a leading position in the toy and baby products sector, with over 200 locations in Ireland, England, Germany, Austria, Switzerland, France, and the Netherlands, as well as the respective national online shops.

Sönke Kewitz, Managing Director of P3 Germany, says: "The property in Siegenburg offers an ideal combination of sustainable design and strategic location. We are pleased that we were able to offer Smyths Toys a tailor-made solution that meets their short-term expansion plans. Our goal is to respond flexibly and quickly to the needs of our customers and to provide them with the best possible conditions for their business success."

In the development of the property, P3 placed great emphasis on sustainability. The developer has pre-equipped the property for photovoltaic systems and for greening the noise barriers. A focus was placed on the installation of an advanced water management system, which includes both smart meters and leak detection. In addition, P3 has equipped the site with charging stations for electric vehicles and e-bikes for the workforce to promote sustainable mobility.
