The property in Schwarzenbruck encompasses a total plot area of 67,475 m², with a gross lettable area (GLA) of 30,858 m². Additionally, the site benefits from excellent connectivity to the regional and national transport network. Key highways are just a 7-minute drive away: the A9 to Munich, the A3 to Regensburg or Frankfurt, and the A6 to Prague or Stuttgart.
This logistics property is strategically located in Bavaria, a market characterized by limited availability of plots with logistics permits and high demand. Situated in the greater Nuremberg area, the region ranks among the top 10 real estate markets in Germany and is a key economic hub in northern Bavaria.
Built in 2018, the modern facility incorporates various sustainable features, including an existing photovoltaic system. It is fully let and operated by a single tenant.
