Modern Logistics Development in Haarlem

P3 is developing a new logistics park with a total rental space of approximately 26,650 m² in Haarlem, located within the Waarderpolder Business Park, the largest industrial area in Zuid-Kennemerland. The site is strategically positioned just 15 minutes by car from Amsterdam and Schiphol Airport and only five minutes by bike from Haarlem’s historic city centre. With direct access to the A200 and the A9 and close connections to the A5, and N200, the location offers excellent connectivity to the Amsterdam Metropolitan Area and the wider Randstad.

Flexible Space for Urban Logistics & Distribution

The facility is designed to accommodate modern logistics, distribution, storage, and last-mile operations. Its layout supports flexible use for both national and international occupiers active in urban logistics, wholesale, and distribution, with a high degree of operational flexibility enabled by hybrid loading docks adaptable for both vans and trucks. The park will comprise a total lettable floor area of approximately 26,650 m², including 21,799 m² of warehouse space, 2,739 m² of mezzanine space, and 2,112 m² of office space. The development is divided into five units (A1–A3 and B1–B2).

Focus on Sustainability & Smart Development

The project is targeting a BREEAM “Excellent” certification and integrates multiple sustainable features, including LED lighting, electric car charging stations, smart metering systems for optimized energy use, and a 1.75 MW grid connection available and ready for immediate use.
