Warsaw, 10 December 2024 - P3 Logistic Parks, a long-term investor and developer of European warehouse properties, has constructed a facility in P3 Warsaw I Park for Rohlig SUUS Logistics – Poland's largest logistics operator.
Rohlig SUUS Logistics is an expert in the field of comprehensive supply chain management. Providing contract logistics services at key locations in the country, they also offer road, sea, air, rail and intermodal transport, including cargo projects and customs services. The company occupies almost 50,000 m² in the Warsaw park, including their office space of approximately 300 m².

SUUS will exclusively use the newly constructed warehouse to manage their cooperation with Hisense, a global manufacturer of household appliances and consumer electronics, including Gorenje and ASKO, which are part of the Hisense Group. The new distribution centre supports a higher volume of goods to be handled and it consolidates the operations previously carried out in four different locations, resulting in cost reductions and improved company’s effectiveness on the domestic and international markets.
Krzysztof Rzeźniczek, Branch Director, Rohlig SUUS Logistics in Warsaw, said: “When, in 2019, we started our cooperation with Hisense, we were managing 10,000 m² space at their warehouse in Ozarow Mazowiecki. Five years on, and we are opening a dedicated location with five times as much space, where we can handle 100 cars on a single day. We are also consolidating there the processes from other locations. Since one logistics centre means less reloading, this results in a more efficient and cost-reducing distribution process.”
This is the next stage in the above 5-year cooperation between SUUS and the rapidly growing manufacturer of white goods and consumer electronics. Currently, being part of the supply chain of the Hisense brand, the operator provides: warehousing, order picking, import and export customs handling, domestic distribution, as well as FTL road transport to foreign markets, including Ukraine, Moldova or the Baltic States. There are plans to develop further destinations.
The warehouse has an above-standard 12 m clear height, a reinforced floor with a load capacity of 7.5 t and the highest fire resistance class. It offers the possibility of block and rack storage, including bonded and customs approved storage. PIR core panels used for construction guarantee more effective insulation against external factors. The facility has been built in accordance with the requirements of the Excellent level BREEAM certification. It features solar panels for pre-heating water, energy-efficient LED lighting with an automatic control system and infrared taps. It is equipped with grey water recovery systems, and the green areas do not require any additional watering. There are also electric vehicle charging stations on the premises. The implementation of the aforementioned pro-environmental solutions has been extremely important for Rohlig SUUS Logistics because they are embedded in the Polish operator's overall ESG strategy and decarbonisation plan. The general contractor of the facility is Atlas Ward.
Park P3 Warsaw I is located north of Warsaw (in the Lesznowola municipality), just 13 km from its ring road and 8 km from the S8 expressway. The development comprises 3 buildings with a target floor area of 115,365 m2.
